Southgate is one of the newer parts of Spokane, and its water calls look like it: carpeted basements, upstairs laundry and big open floors.

Quick answer
Southgate is a newer part of Spokane, with ranchers and two-story homes, and our calls there are mostly finished basements, wet carpet, water heater and appliance leaks, and bathroom leaks. We extract, dry in place when readings allow and remove mold where it has started. We come from Post Falls and answer 24/7.
A finished basement is a lot of absorbent material sitting at the lowest point of the house. When a water heater, washer hose or sump lets go, carpet and pad take the first hit, then baseboards and the bottom of the drywall. The good news in a newer home is that the structure itself is usually sound and dries well if we get water out early.
We pull water from the carpet and pad with weighted extraction, then decide. Clean water caught early can often be dried in place with the carpet floated on air movers, while pad soaked for a day or more is cut out and replaced. Walls get baseboards pulled and cavities vented before we cut anything. If drying started late, a basement mold check comes next.

Local conditions
Southgate joined Spokane through annexations that started after 2000 and continued as recently as 2016, and its typical houses are ranchers or two-story homes. Before that, this part of the south side was orchard and farm land, and the old commercial district at Regal Street and Palouse Highway, where farmers once sold fruit, is still a shopping area. Newer homes here rarely have the plaster and cast iron of older neighborhoods. What they have is finished space: carpet over slabs, drywall to the floor and appliances close to living areas.
Most of what Southgate homes need falls into these five.

Day or night, a person answers. Shut off the water at the main or the appliance, turn off power to the water heater, and pull rugs, boxes and furniture off wet carpet; put foil or plastic under furniture legs that have to stay. We drive from Post Falls on I-90 into Spokane and south, and tell you when to expect us. The first thing we do on site is meter the carpet, walls and slab and show you where the water went.
Call any hour. We will tell you what to shut off, what to move and when to expect us.
If the water was clean and we start within a day or two, the carpet itself often dries in place; the pad usually gets replaced. If the water came from a sewer or a dirty source, or sat for several days, both carpet and pad come out.
Not always. If water wicked only a few inches and we vent the wall cavity quickly, drywall often dries in place. If it stays wet, has insulation behind it, or is swelling, we cut it a short distance above the wet line and replace that section.
We trace the water from the source down through the floor, into the ceiling and walls below, then set equipment on both levels. Ceilings may need small openings to dry the space above. Readings are logged daily until every area is back to normal.
Often, especially after an old leak. Check behind baseboards, under pad corners and inside closets on exterior walls. We can inspect with meters and, if needed, sampling, and tell you whether it is mold, damp materials or something else.
